Market Place


The market place is the geographical and perceptual heart of Gainsborough, the challenge is to change this into the commercial heart of Gainsborough (ie a destination). A series of targeted interventions are planned to improve the visual appearance and heritage assets in the market square and town centre. (Gainsborough Town Centre Heritage Masterplan)

Marshalls Rise


Area: 0.76 acre

Description: The last phase of a housing scheme located close to the centre of Gainsborough and the successful Marshalls Yard development. The site sits on an elevated position with potential to create views across the town.

Suitable Uses: Residential development

Planning: Part of the site has been developed. The un-developed area has planning permission for residential development of 56 units.

AMP Rose


Area: 5.5 acres

Description: A factory located in a residential area. The site is flat and has two potential accesses from Heapham Road. There is a cemetery to the north and a new retail outlet being constructed near to the front of the site. The site is within 5 minutes’ walk of the town centre and Marshalls Yard shopping centre.

Suitable Uses: Residential development

Planning: The site does not have planning permission

North Street


Area: 0.6 acre

Description: A corner plot located on one of the main arterial roads through Gainsborough. The site is located opposite Gainsborough football club in an area that is characterised by residential homes and retail units. The site forms part of a partly delivered site which is a mixture of houses and apartments.

Suitable Uses: Residential/ mixed use development

Planning: Previously had several planning permissions for residential development 

North Marsh Road


Area: 0.47 acre

Description: A former hospital building which has sat empty for several years. The site is located within a residential area to the north of Gainsborough town centre.

Suitable Uses: Residential development              

Planning: A planning application for 23 apartment units has been submitted and is currently under consideration.

Castle Hills


Area: 9.51 acres

Description: A former school which was demolished when Gainsborough Academy was developed. A primary school is being constructed on land to the south whilst residential development is proposed on the area marked red. The site is bounded by woodland and open space with Gainsborough leisure centre to the south. Gainsborough golf club is located close-by along with Gainsborough Academy.

Suitable Uses: Residential development

Planning: The site has an existing planning permission for residential development.

Vanessa Drive


Area: 1.76 acres

Description: A large rectangular site in an established residential area to the North of Gainsborough. The site forms a final phase of an existing development which has seen the development of 36 affordable units.

Suitable Uses: Residential development

Planning: Permission for 30 dwellings

Old Coach Depot


Area: 0.2 acres

Description: A former coach depot which has now been demolished and forms the last phase of previous riverside development. It is in a waterfront location and has extensive views over the River Trent. The Site is owned by Chestnut Homes who are currently developing the site. Morton is connected to Gainsborough and there are a range of services including a shop and pub within 5 minutes’ walk.

Suitable Uses: Residential development

Planning: The site has planning permission for 15 apartments which is currently being implemented.

Town Centre Riverside


Area: 3.5 acres

Description: A former Council office which has now been demolished, car park and waterside open space. The site is located adjacent to the market square and has extensive views over the River Trent. A riverside walkway runs from this site south to the Trent Bridge and takes in all of the town centre waterfront. There are a wide range of adjoining uses including retail and residential and site is located close to Gainsborough Old Hall.

Suitable Uses: Mixed use TBC

Planning: The site does not have planning permission

Riverside North


Area: 30 acres

Description: A large site located to the north of Gainsborough town centre which has considerable riverside frontage. The site is a mixture of cleared housing, former industrial land and depot with a woodland in the centre which is to be retained.

Suitable Uses: Residential development

Planning: Part of the site has planning permission for residential development. The whole site is being taken forward for the development of a Local Development Order.

Town Centre Riverside


Area: 2.1 acres

Description: Located close to the town centre and riverside this site incorporates a number of uses including a bus station, retail units, car-parking and former commercial uses. The site is located close to the market square, Oldrids department store and Marshalls Yard shopping area. There are a wide range of adjoining uses including residential, retail, commercial, health and leisure.

Suitable Uses: Mixed use TBC

Planning: The site does not have planning permission

Gleadells Wharf


Area: 0.37 acres

Description: A rectangular riverside plot in an established area close to the town centre. This site is one of the few town centre riverside sites which has not been re-developed. It is close to the successful Whittons Mill housing development.

Suitable Uses: Residential development

Planning: The site has previously had planning permission for 43 apartments

Gateway Riverside


Area: 14 acres

Description: A large area of land which is visible to those entering Gainsborough from the South or West. A former maltings was demolished on part of the site whilst a former power station and school are still standing on part of the site. Previous proposals have included a marina with mixed use development and residential housing. A Local Development Order is currently being developed on the site.

Suitable Uses: Residential/ mixed use/ leisure

Planning: The site does not have planning permission

Ropery Road


Area: 10.3 acres

Description: The site ‘bookends’ the Gainsborough river front and creates the opportunity to extend the riverside walk and real connectivity with the town centre stimulating town centre living opportunities.

Suitable uses: This site can support a phase of starter homes and ground floor commercial / town centre uses.

Planning: allocated for residential development in the emerging Central Lincolnshire Local Plan 2012 -2036 and will be promoted for developed through an emerging masterplan and Local Development Order in 2017

Northern Urban Extension


Area: 129 Hectares

Description: Mixed-use, sustainable neighbourhood, adjacent to Gainsborough Golf Club and Ping European Headquarters.

Planning: A planning application is anticipated towards the end of 2016

Southern Urban Extension


Area: 140 Hectares

Description: a balanced and integrated neighbourhood quarter, incorporating a range of sustainable transport measures, education, health and community facilities together with formal and informal recreational facilities.

Planning: Outline planning application (granted) for 2,500 new homes, employment land, community services and facilities (Expires 5/7/23)
